Trilogy Funds has today opened a $23.7 million capital raise to support the launch of the Trilogy Northern Logistics Fund (the Fund), a new single-asset unlisted property fund providing wholesale investors with access to a core, income-focused industrial asset located within one of Australia’s most strategically important logistics precincts.
The Fund is targeting a 12.50%+1 p.a. IRR and 7.85%1 p.a. average income yield over an initial six-year term.
The Fund will acquire 16 Dawson Street, East Arm, a 14,835 sqm GLA high-clearance logistics facility situated on a 4.0-hectare freehold site in the Darwin Business Park, the Northern Territory’s premier logistics precinct. The acquisition will be funded through a mix of investor equity and debt, at a total purchase price of $41.4 million. The raise is open to wholesale investors with a minimum investment of $100,000.
The asset is 100% leased to Northline Pty Ltd2, a leading national logistics operator with a 43-year operational history in the Northern Territory. The lease covenant provides investors with long-term income visibility via an 8.8-year weighted average lease expiry with two further five-year options and fixed 3.0% annual rent reviews.
The property sits four kilometres from the Port of Darwin and two kilometres from the rail terminal, with major highway and airport connectivity. Site coverage of approximately 37% provides potential development upside.
The launch follows Trilogy Funds’ late-2025 addition of a logistics asset in the Darwin suburb of Berrimah, acquired for the Trilogy Industrial Property Trust portfolio.
Laurence Parisi, Head of Direct Property at Trilogy Funds, said the acquisitions reflect Trilogy Funds’ conviction in Darwin’s emergence as a national logistics, defence and energy hub.
“Darwin is Australia’s closest capital city to Asia and the level of investment flowing into East Arm is hard to ignore, the $515 million ship lift, the $440 million regional logistics hubs program, and a $2.8 billion Territory infrastructure pipeline behind them,” Mr Parisi said.
“16 Dawson Street is set to benefit from Darwin’s rise, and also captures a number of structural tailwinds – e-commerce, automation, defence spending and supply chain resilience – that keep demand for modern logistics facilities growing.”
Changes to negative gearing and capital gains tax concessions outlined in the 2026 Federal Budget is also seeing a shift in investor focus from capital growth toward reliable income.
“When the tax benefits come out of the equation, what’s left is the quality of the income itself – and a fully occupied asset with a long lease, proven tenant and fixed annual increases is a straightforward proposition,” Mr Parisi said.
“The Trilogy Northern Logistics Fund opportunity is particularly compelling in this environment.”
