As at 31 March 2023, the Industrial Trust holds 16 assets in prime industrial locations across Australia, with a primary objective to maximise investor returns diversified by geographical location and the industries in which the tenants operate. Over and above this, the Trust generated value derived returns via a tenant-led warehouse extension project at its Carrum Downs asset. The project has proved to be a wise investment, achieving a remarkable 32% uplift in property value upon revaluation in January 2023, since the asset’s last valuation in March 2022. As a condition of the extension project, the tenant, TEMPUR Australia and New Zealand, has formally committed to an extended lease, further demonstrating satisfaction with our role as a proactive asset manager.
