Trilogy Funds backs Whitsundays development

 

Award-winning builder-developers Moloko Homes recently took on their largest and most complex project to date, Aspire Estates, in the stunning Whitsundays region.

Unique development, unique challenges

The boutique family-owned and operated company, which has been in business since 2007, knew that the exclusive new development would be warmly received by the market, but getting it off the ground presented them with several challenges.

Securing finance for such a major development, situated in a regional area and with no presales in place, would not be straightforward in the current economic climate. And acting as both builder and developer, Moloko Homes knew that the absence of an arm’s-length building contract a could be problematic for some lenders.

Although they had previously worked with the big banks, they realised that this ambitious project would require a specialist finance partner who could provide them with not only capital but also flexibility, agility, and necessary assistance.

To assist Moloko Homes in realising their goals for Aspire Estates, the developer turned to Trilogy Funds. Trilogy specialises in providing commercial property development finance for brokers and property developers Australia-wide.

Trilogy Portfolio Manager Greg Turner collaborated with the client’s appointed quantity surveyor and civil engineer to ensure that construction claims were regularly monitored, and that the development remained within budget. This level of focus and collaboration is what enables Trilogy Funds to effectively lend to clients, in this case where there was a builder-developer model.

For Moloko Homes, this high level of personalised and knowledgeable support helped to often associated with a single builder-developer projects, manage the risk of default and ensure Aspire Estates got off to a successful start.

Trilogy Funds provided Moloko Homes with a construction loan for stages 1-2 involving the completion of 30 lots.
